Hidden Costs Breakdown

1

ACH Transaction Fees

medium addon

TenantCloud charges a $2.95 fee per ACH bank transfer, paid by the tenant unless the landlord selects otherwise. Credit and debit card payments have had fees for longer. Some users report no ACH autopay option exists without a service fee.

reddit

ACH will now have a transaction fee of $2.95. The change won't be immediate for most of you, and we will continue to work to find a lower-cost partner.

trustpilot

there isn't a single autopay option that comes without a service fee. That's pretty insane. I have never used a platform that charged a fee for an ACH bank account transfer

2

Chargeback and Dispute Fees

critical support

When tenants dispute payments with their credit card company, TenantCloud charges landlords a $255 dispute fee per chargeback, even when the landlord provides evidence (lease, text messages) proving the charges were legitimate.

trustpilot

TenantCloud, took all of the rent out of my account without notice, then charged me $255 for dispute fees, and then did nothing. I provided a lease and text messages to prove that the tenant was paying for rent.

3

Payment Processing Delays

high overage

Fund transfers from tenant payments take 7+ days to reach the landlord's account, despite the platform stating 3-4 days. Initial bank verification adds another 2 days, meaning first payments can take 9+ days to process. This creates cash flow issues for landlords.

trustpilot

Downside is the fund transfers take well over 7 days even when it states 3-4

trustpilot

Everymonth I have to do bank verification. It takes 2 days for .01 to appear in account and to verify with code. Then this money goes back. Then the deposit amt takes another 4-5 days to get credited. So by the time it will be 20 th of the month..

4

Tenant Screening Reports

medium addon

Full credit and background checks cost $35 per applicant. Users report accuracy issues, with one landlord discovering a screening report failed to detect a tenant's eviction history despite paying for the premium check.

reddit

I’ve used it for years... completely free except for $35/full credit/background check.

trustpilot

It showed that a tenant didnt have an eviction but they did!!!! I paid for the premium and it wasn't accurate. Waste of money

5

Feature Removal Without Notice

high support

TenantCloud has removed features from paid plans without notice or compensation, including deletion of custom websites, about pages, free listings, and owner portal functionality. Landlords paying more now receive fewer features than they had at lower price points.

trustpilot

with the increase in price my previous website was destroyed and deleted without me knowing including my about me section that took time... I'm already paying more, why should I have to pay more for less and more problems that go months without being addressed?

6

Cancellation Difficulties and Data Hostage

critical support

Users report extreme difficulty canceling subscriptions, with charges continuing for months after cancellation attempts. When users do cancel, TenantCloud deletes all account data and holds historical records hostage unless the subscription is maintained.

trustpilot

I been trying to cancel my tenant cloud subscription for the past year and cannot!!! They still charge me the full amount, I even tried making a dispute on my credit card but they were also unsuccessful disputing..this is a total scam !!!

trustpilot

This used to be a free service. Then they got rid of the free level and forced you into an expensive paid monthly plan. They will hold your data hostage and force you to pay to keep access. Want to cancel? They will delete all your data and your account.

7

Data Hostage / Forced Upgrade Cost

critical migration

TenantCloud eliminated the free tier and required existing free users to pay for a subscription to retain access to their data. Users who don't upgrade lose all their data. Canceling the account also results in complete data deletion.

8

Subscription Cancellation Difficulty

high compliance

Multiple users report being unable to cancel their TenantCloud subscription, with charges continuing even after cancellation attempts. Credit card disputes have been unsuccessful.

9

Additional Subscriptions for Multi-Currency / International Features

medium addon

Users managing international properties report that multi-currency support was presented as included but actually requires purchasing additional subscriptions not disclosed at signup.

trustpilot

After subscribing to their highest-tier plan, I discovered that proper support for currencies such as PLN and USD was not actually included as expected. Instead, I was later asked to purchase additional subscriptions to access functionality that was originally presented as part of the system.

10

Productivity Loss from Platform Bugs

critical support

A critical bug in the lease auto-fill feature caused blank leases to be sent to tenants without landlord visibility. Affected landlords reported thousands of dollars in lost productivity and were offered only a $30 credit as compensation.

trustpilot

This forced me to meet with every single tenant individually to redo each lease by hand. The time lost cost me thousands of dollars in productivity, and the experience seriously damaged my tenants' trust in the system.

trustpilot

TenantCloud cost our Charlotte portfolio thousands in lost productivity when its lease engine failed during a major move-in push, sending blank documents to renters... When we reached out about the massive administrative overhead this caused, support offered an insulting $30 credit.
